+Building Inspections
Pre Acquisition Surveys on residential, commercial, retail, industrial and education buildings for both investors and occupiers.
We seek to provide a comprehensive understanding of the condition and design of the building, suitability for its intended and future use, future costs and other liabilities and provide a firm basis for negotiation with vendor or landlord.
+Due Diligence Surveys
Our surveys do not specifically limit themselves to just inspection and condition but look at the wider implications for your investment and as such it is particularly important to understand what our clients needs and objectives are.
+Design and refurbishment
On-going refurbishment is a core activity at SBPC, with many of our clients renewing their contracts with us year in, year out to maintain quality standards for their buildings.

Our appointment of suitable design teams and the implementation of works to fixed budgets underpins successful project delivery.

+Vendor surveys
An invaluable tool which enables sellers to effectively ‘put their house in order’ by collating all due diligence documentation which can then be used as a level playing field for any potential purchaser and avoids the potential for qualified offers. It is intended for these reports to be assigned.
+Condition surveys
We undertake condition surveys for a number of various reasons but fundamentally to report on a condition of a property at a given date, effectively a snap shot; these might for example include pre piling surveys for a developer looking to safeguard themselves against fraudulent claims for damages, surveys for part wall awards through to surveys aimed at reducing tenant’s liability in dilapidations. It is crucial for a condition survey to be accurate, properly referenced and thorough if it is to stand up to scrutiny. It is important to understand the significant benefit of such surveys by comparison to the costs involved in providing them.
+Asset Management
Planned Maintenance
Planned Building Maintenance including the formulation of maintenance strategies, planned preventative maintenance programmes and advice on physical implementation of maintenance work is key when providing a good building management solution. A detailed and effective programme enables clients to budget and formulate a strategy for future maintenance and improvements to ensure the property asset is protected and meets the demanding changes needed by clients. We offer tailored services to meet individual client requirements.

+Measured Surveys
We can carry out measured surveys of sites (topographical) and buildings, these may include survey drawings for use as lease plans, licence to alter, fire reinstatement valuation purposes or simply for space planning requirements. Our surveys can be produced in a variety of formats and comply with the RICS Code of Measuring Practice.
+Reinstatement Assessments
We are able to produce Building Reinstatement Cost Assessments on behalf of both Landlords and Occupiers of all types of property. Property reinstatement valuations are produced using published building cost information and our own in-house information from current or recent projects. It is important to ensure that these are regularly re assessed usually every three years and that you have the right level of cover in the likelihood of a claim and also importantly that you are not paying too much for your policy.

+CDM Coordinators (CDMCs)
– Construction (Design and Management Regulations) 2007
As competent CDMCs (Registered by The Association for Project Safety) we help to ensure that as duty holders your obligations and duties are fully complied with.
We will look to prepare Form 10 to the health and Safety Executive, Pre Construction Information packs, advise on contractor and design team competency, audit the Construction Phase plan and notify the client as to its adequacy to enable a site start and ensure ongoing compliance by attending regular site meetings. At site completion we provide the client with a health and safety file.

+Expert Witness
We are able to offer initial opinion on technical issues including strengths and weaknesses of arguments and advice on professional/technical matters and when needed act as expert witness in relation to most Building Surveying activities.

+Project Monitoring
We carry out monitoring for a number of organizations providing key services such as advice on construction procurement, warranties, quality and budgetary controls throughout the pre and development process. We look to ensure the project is rigorously policed to ensure it is delivered on time, on budget and of good quality.

+Party Walls
– The Party Wall etc Act 1996
This Act is often referred to as being simply an unnecessary cost, delay and irritation but in fact this is an extremely useful mechanism in being able to facilitate works which otherwise might not have been able to commence and deal with disputes between the parties in a clear and structured legal approach without the need for costly litigation. As members of the Pyramus and Thisbe Club and Faculty of Party Wall Surveyors we are able to undertake the following detailed services:
• Detailed desktop assessments to advise on likely party wall scenarios
• Prepare and serve notices and counter notices on behalf of building owners and adjoining owners.
• Prepare and agree Awards including schedules of condition.
• Prepare Third Surveyor Awards.
• Schedules of Condition which might also be used where both parties consent to the works.

+Neighbourly Matters
We are able to provide advice to developers and landowners and produce simple cost effective agreements agreed between the parties where access is required onto neighboring land to facilitate construction activities such as scaffolding, crane oversailing or simply essential maintenance.

+Dilapidations
Defined as a breach in a repairing obligation under the terms of the lease either by landlord or tenant during or at the end of the term.
Prior to entering into any new lease we are able to offer clients specific advice in respect of different repairing obligations and their effect on future dilapidation liability, and as tenant on how these might be significantly reduced.
Acting for the landlord we can prepare and negotiate claims ranging from the producing of interim dilapidations and wants of repair through to a final costed dilapidations schedules. Our services would usually include the negotiation of a financial settlement, monitoring of tenant works and procurement and management of the works.
Acting for the tenant we would seek to ensure that a fair and reasonable settlement is achieved in light of the lease obligations.

+Licence to alter
We are able to submit applications for landlord’s approval for alterations to a tenants demise which might include matters such as internal layout changes. The scope of service would usually include producing plan drawings and agreeing specifications for the works. We can also act for the landlord to ensure that the lease and all legal implications are considered to safeguard the premises including on site monitoring of these works. It is imperative that these documents are correctly drafted to ensure that there are no disputes that could manifest themselves at lease end.

+Feasibility Studies
From assessment of the initial client’s brief, we seek to undertake both financial and technical feasibilities to confirm whether schemes are viable. Feasibilities might also include a number of options appraisals, together with planning and building regulation consultation.

+Design Services
We utilise the latest CAD software, and with the benefit of in house design we can undertake to provide measured surveys through to full working drawings and 3D visuals.

Project Management:

Roles can be extremely varied, so our services are specifically tailored to meet each individual client’s needs. These may be simply to produce initial feasibility studies and concept designs for further consideration; alternatively prepare full designs, carry out contract administration under a traditional procurement route, or, in the ever increasingly popular design and build route, acting as Employers Agent.

Within both our in house team of architectural technicians and network of specialist sub consultants we can offer a full and robust design and project management and delivery service from conception to completion on refurbishment, alterations, repair, extensions and new build.

All our projects are allocated a Key Project Manager, and you will have confidence that communication and liaison is our highest priority.
